An EPCON Realty Co. founded in April 1983 was the start of it all. It was managed by Ed Bacome, Phil Fankhauser and 2 others. It still exists.
Three (3) years later in 1986, Ed and Phil began EPCON COMMUNITIES. They created a unique “pinwheel” design that was comprised of 4 affordable condo units under 1 roof, but each had is own front entrance and 2-car garage. Their first condominium community in Dublin, Ohio became a big success story that led them to build additional communities in the Columbus, Ohio area. They do not do shopping centers, custom homes, or office buildings.
The Chief Executive Officer & Director is Ed Bacome. His undergraduate degree and law degrees are from The Ohio State University. He is also a licensed real estate broker. His 40 years of experience has been in property management, construction, operations and development.
The President and Director is Phil Fankhouser has a degree in Business from Franklin University and is a licensed real estate broker. His 40 years experience has been in strategic planning, land acquisition and marketing.
Rounding out the Executive Team is 5 other team members: a VP of Franchising, a VP of Sales & Marketing, a VP of Development & Construction, a VP of General Counsel & Secretary, and a Treasurer/Chief Financial Officer.
Nearly 10 years later (1995) Ed and Phil launched the Franchise Company.
Advisors told Ed and Frank that they should expand EPCON Communities nationwide, but their young families needed them and they wanted to stay close to home. So they turned their vision towards franchising in the United States. (And that’s how Steve Ackley became involved!)
According to the 2015 Professional Builder’s list of housing giant rankings by revenue, EPCON Communities Franchising, Inc. now ranks #43 in a list of 277 of the U.S.’s largest builders.

So where are other EPCON Communities?
Franchising has allowed EPCON communities to spring up all over the United States.
As of 2015, EPCON communities were in 23 states: Alabama, Colorado, Georgia, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Michigan, Minnesota, Missouri, New York, North Carolina, Ohio, Pennsylvania, South Carolina, South Dakota, Tennessee, Texas, Utah, Virginia, and Wisconsin. The largest # of sales have been in Ohio and North Carolina.
Some, but not all, communities have a Clubhouse with a large gathering room, fitness center, full kitchen and outdoor swim pool.

Recognition of EPCON homes:
The May 2016 Builder Magazine states that EPCON is the 40th Largest Home Builder and the 22nd Largest Private Home Builder in the U.S.
Also in 2016, the Ohio Home Builders Association recognized the EPCON Promenade home design with a “Best of Ohio” award for its “Best Interior/Product Design” in the category of homes between 2500 and 3500 sq. ft.
EPCON’s ongoing research: EPCON recently partnered with Metro-study and Builder magazine to analyze the housing market. Here is what they found:
- Seventy-six (76) million retiring Baby Boomers (the 1946-1964 babies) will drive the housing market for the next 15 years.
- Generation X (the 1964-1982 babies) will then extend the housing demand.
- Between 2014 and 2019, 52% of new homes will be purchased by active adult consumers.
Clearly, low maintenance homes will continue to be a focus of EPCON.
